I’ve been asked several times to offer discounted services to sellers who feel confident and comfortable handling certain aspects of a real estate transaction. If they can navigate the process without the guidance of a real estate agent, then that is great news for them! Most sellers, however, don’t know the steps, have the skills, or have the understanding of contractual obligations to keep things on track toward closing. In addition to being a licensed real estate broker, I am also an investor. I know I wouldn’t need to pay someone for full-service listing management so I would appreciate this being an option if I couldn’t list my own properties. In fact, it is one of the reasons I obtained my real estate license many years ago. Once friends and neighbors saw how effective I was, they started hiring me to sell their properties. Soon, I was retiring from my old career and have worked full time as a real estate agent since then. I’ve never lost sight of what it means to be a property owner needing to sell. I want to offer what I would like to see when in your shoes!
WHY?
We see this as an opportunity to break down the services and create more transparency in the fees you pay to sell your property. Sometimes this results in great savings on deals that are straightforward and/or with sellers who know the ins and outs of negotiating, pricing their property correctly, and who are here to work with buyers who want to tour their property. We admit though that some transactions don’t go smoothly and the a la carte pricing option ends up costing just as much, sometimes more, than paying for full service via a more traditional compensation structure. This might include additional services you need from us, writing contracts and addenda, fees for legal counsel when needed, support services such as title, photography, and other professional support. Full service real estate agents, including our own, include most of that in our full-service fee structure (except legal counsel). **Keep in mind that your brother/cousin/aunt/friend from long ago who used to be a real estate agent might mean well to offer help, but keep in mind that STATE AND FEDERAL LAWS prevail during your transaction. These laws change often enough that you should refrain from relying on someone who is no longer licensed or who lives out of state. This is where using a licensed real estate agent in YOUR local area is essential. So, the reason WHY we offer this is to help more experienced sellers save money while still having access to top-notch broker support when needed. We can be involved as much as, or as little as, you need.

Picket Fence Realty LLC was opened in 2018 by it's founder, owner, and managing broker, Melissa Samar. A longtime investor, Melissa experienced widely varying levels of real estate services with many different professionals. Through that experience, she obtained her Florida Real Estate Sales License and set out to be the best in her field by providing excellence in service: answering calls/texts as a priority, handling every transaction with skill and care, and treating buyers and sellers as she would expect to be treated. In addition, she aligned herself with the best partners in the business: title companies, real estate attorneys, inspectors, appraisers, lenders, surveyors, and on and on. Those relationships are vital to a smooth process in the purchase or sale of your real estate!
Melissa is an award winning broker who is very active in the Realtor community, having served on the local Realtor association's Board Of Directors and on numerous committees at the local and state level. She is a licensed Real Estate Instructor in Florida and specializes in teaching continuing education to other agents, hoping to elevate the professionalism for the benefit of our community and our customers. In addition, she holds many professional credentials that lend proof of her dedication to being the best in the business. As a multi-million dollar producer, she has sold everything from vacant land to first time homes to luxury waterfront properties. There is no property too small or too big!

From Melissa: As a Florida resident since 1978, I look forward to helping others find their slice of paradise here. I enjoy buying and selling real estate both as a hobby and as a profession. I have an abundance of energy and enthusiasm that enables me to get the job done. I earned a B.S. degree from Florida Gulf Coast University in Health Science/Health Administration, graduating Summa CumLaude. A long career as a healthcare executive gave me valuable experience in contract negotiations, marketing, and working with people from all walks of life. Thoroughly enjoying the buying and selling process for my own homes, I entered my real estate career in order to share my experiences in order to help others. I have personal experience in waterfront properties, acreage, and in being a seasonal resident so I hope to share those experiences with buyers and sellers.
When not working, I enjoy a wide range of activities. As a runner, I founded and direct a running club and served as head coach for new and experienced runners. I enjoy any activity that involves animals, as I have family of furry ones at home. Living on the Harris Chain of Lakes offers me a place to take a boat ride whenever the mood strikes.

I own and manage a successful local brokerage which allows me a more personalized approach to working with customers while still having the same tools and resources as larger and franchised brokerages.
